The average time spent on administrative tasks, once a real estate contract is executed until closing, is 10 hours. That is 10 hours less you'd have to build your business, show houses, list and farm. Your time is valuable enough to hand over the transaction management to someone else - while you build your business.
Neither one of us gets paid. Contracts fall through. We will cancel the transaction in our software and will no longer work on that file. You will need to gather documents and signatures for cancelling the contract and releasing escrow deposits, unless we've agreed to handle that.
We can. We are licensed and active so that we can handle all of the documents. We do not do any kind of negotiations whatsoever. If preparing a Repair Replace Proposal or Amendment, the verbiage for the document should be sent to us and we will transfer that over. We stay far away from anything that could put your contract at risk, including advising your clients.
An introductory email will be sent out to each party which will include a summary page with all contact information, contracts, and addendums. I keep in contact with title, lender, other agent, and client when any contract items are coming due or needed. Our contact with your buyer/seller should be kept at a minimum so they do not feel passed off. We will, however, contact your client when asked to do so, and via email.
All new contracts, listing input, offer requests must come through the website and forms in order to proceed with the request.
For contract to close, I will invoice you at closing or have the title company send me a check. For all other services, payment is required before we start working on it.
The best way to pay me is to pay me after the closing/at closing. I will send you an invoice after I've uploaded the final ALTA and paperwork and have submitted to your compliance dept. You will need to ask your broker if you are able to charge your seller/buyer for TC services as each broker is different. We do allow credit card payments through our system, Venmo, Check, or Zelle.
