The average time spent on administrative tasks, once a real estate contract is executed until closing, is 10 hours. That is 10 hours less you'd have to build your business, show houses, list and farm. Your time is valuable enough to hand over the transaction management to someone else - while you build your business.
Neither one of us gets paid. Contracts fall through. I will cancel the transaction in my software and will no longer work on that file. You will need to gather documents and signatures for cancelling the contract and releasing escrow deposits.
No, not at all. Although most of my agents are in my homestate of Tennessee, I can work from here and be on top of your paperwork and contracts from my home, or anywhere I have internet. It means no overhead for you in desking an assistant- AND you're not paying anyone if you don't have a contract.
I can. I am licensed in the state of Tennessee, and have an active license. I hold GRI, SRS®, ABR®, RENE, and SFR designations. I CAN fill out any paperwork, contracts, amendments that you need- BUT I prefer to fill those out and have you review and send for signature so that you can verify the information is all complete and perfect. I can also show clients listings if I'm available. What I will not do is any kind of negotiations- anything that could lose the contract for you, I stay far away.
An introductory email will be sent out to each party which will include a summary page with all contact information, contracts, and addendums. I keep in contact with title, lender, other agent, and client when any contract items are coming due or needed. My contact with your seller/buyer will depend upon your comfort level. I prefer communications go through you to your client, but am willing to contact the buyer/seller on need basis.
Most agents just email/text me and let me know it's in their loop or docusign and you have a bound contract. Also, please make sure you have given me access to your loop and added me "add to my team" so that I can see all of the documents to get started.
I'll invoice you, the agent, after the closing or the listing goes live. Venmo, check, check from the title company, etc. works fine. I am paid after closing and appreciate day of or day after. I also can invoice the title company or attorney to pay me directly at closing.
The best way to pay me is to pay me after the closing/at closing. I will send you an invoice after I've uploaded the final ALTA and paperwork and have submitted to your compliance dept. You will need to ask your broker if you are able to charge your seller/buyer for TC services as each broker is different.
